A Landscape and Visual Impact Assessment (LVIA) may be required by a planning authority if a development is located in an area of landscape or urban heritage value.

Such areas may or may not be formally recognised with designations including Conservation Area, Landscape Character Areas, Area of High Landscape Value, National Character Area, Green Belt and many others.

If a development is proposed in such an area, then planning officers will want to ensure that it does not negatively impact on the key landscape and visual characteristics of the location. The process of Landscape and Visual Impact Assessment involves analysis of this impact and informs the revision of the design to mitigate impacts. It also seeks to ensure that design features compliment the valued characteristics of the location.

Jonathan Elmer holds an MSc in Environmental Impact Assessment and has recent experience of conducting LVIAs for developments located in such sensitive and designated areas. LVIAs will be conducted in accordance with the latest ‘Guidelines for Landscape and Visual Impact Assessment (2013), Third Edition, published by the Landscape Institute.
